Roof Cleaning Raleigh NC: The Black Streaks on Your Shingles Aren’t Dirt

If you’ve been outside this week and looked up at your roof, you may have noticed dark streaks running down the shingles — usually starting near the ridge and working their way toward the gutters. Most homeowners assume it’s dirt or water staining. It’s not. And leaving it alone costs more than cleaning it.

Those streaks are a living organism called Gloeocapsa Magma — a type of algae that feeds on the limestone filler in asphalt shingles. It’s extremely common on roofs in Raleigh and the Triangle area because the combination of humidity, tree shade, and our warm springs creates exactly the environment it needs to spread. Once it takes hold, it works its way across the entire roof surface, darkening as it grows.

We’re seeing it on roofs all over the area right now — especially on north-facing and west-facing sides in neighborhoods like North Hills, Wakefield, and older subdivisions in Cary where the tree canopy is thick and the shingles stay damp longer after rain.

Why the streaks matter beyond how it looks

The algae isn’t just cosmetic. Gloeocapsa Magma retains moisture against the shingle surface, which accelerates the breakdown of the granules that protect your roof from UV damage. A roof with untreated algae growth typically shows accelerated aging within 3–5 years. Insurance companies have started flagging roof algae in home inspections, and some will issue non-renewal notices if it’s not addressed.

Beyond the algae, Raleigh roofs this time of year are also dealing with:

  • Moss growth in shaded sections — especially near gutters and valleys where debris collects
  • Lichen (the crusty gray-green patches) that actually roots into the shingle surface
  • Pollen and organic debris that’s been baking in over the last few warm weeks
  • Mildew along the lower courses where the roof meets the fascia

Each of these is a different problem, but they’re all removed the same way.

Why you can’t pressure wash a roof

This is the most common mistake — and it’s an expensive one. High-pressure washing on asphalt shingles blows off the granule layer that protects the shingle from UV and water penetration. Most shingle manufacturers (including GAF and CertainTeed, which are common on Raleigh homes) explicitly state in their warranty documentation that high-pressure washing voids the warranty.

A standard garden hose doesn’t do anything either. The algae is bonded to the surface — water alone doesn’t break it down.

What soft wash roof cleaning actually does

Soft wash roof cleaning uses a low-pressure application — typically under 100 PSI, compared to 1,500–3,000 PSI for a pressure washer — combined with a cleaning solution that kills the algae, moss, and mildew at the root. The solution does the work, not the pressure.

The process is:

  1. Apply cleaning solution to the full roof surface at low pressure
  2. Allow dwell time for the solution to penetrate and kill the organic growth
  3. Rinse gently — no blasting, no granule loss, no warranty issues
  4. Treat any stubborn moss or lichen patches as needed

The result is a clean roof that’s actually been treated, not just rinsed off. Most homeowners notice the difference within a day or two as the dead algae washes away in the next rain.

How long does it take before it comes back

Soft wash roof cleaning results typically last 2–3 years in the Raleigh climate before re-treatment is needed. Roofs with heavy shade exposure or significant tree coverage may need attention sooner. Homes in more open lots with good sun exposure on the roof tend to stay cleaner longer.

The checklist is simple — if you can see the streaks from the ground, it’s already past the point where early treatment would have been easiest.
